About Belmont Beach Walk Land

Belmont Estate is a private residential community and comprises a mix of permanent and part time residents. The estate sits on the hillside between two of the best beaches in the BVI: Smuggler's Cove and Long Bay, at the western end of Tortola. Approximately 150 parcels of land comprise the Estate. About 50 homes have been built. Belmont Estate is probably the most popular vacation location on Tortola, with many owners offering their properties as rental villas during the months they are not present.Throughout the estate, most homes have been carefully constructed to blend into the natural terrain and much of the vegetation has been preserved. As a result, many residences do not see neighboring homes. Property owners are bound by Belmont Covenants that run with the land and owners are required to obtain approval from an Architectural Review Committee before being allowed to build. Environmental, erosion, architectural style, affect on neighbors, and other factors, are all taken into account during the approval process in an effort to maintain a high standard of living.

The Belmont Pond is one of Tortola's great ecosystems and features a mangrove system and prolific bird habitat. A variety of birds are regularly observed in and around the pond including ducks, hawks, waders, and flamingos.

The pond further provides a basin to catch runoff during excessive rainfall. As the water reaches the pond, through a natural filtration mechanism, it slowly leaches into the sea, thereby preventing erosion and damage to the delicate ocean ecosystems.

Given the natural beauty, historical and environmental value, the neighborhood has been developed in such a way as to offer quiet and tranquil living harmonious with the surroundings. The result is a community that can be enjoyed by residents, locals, and visitors in one of the most beautiful locations imaginable.
